NHIE Home Inspector exam requirements & cost
Straight from the certifying body — separate from what we charge for the study portal.
The National Home Inspector Examination has 200 multiple-choice questions in four hours, of which 25 are unscored pretest questions placed randomly (EBPHI and PSI candidate handbook). The exam is scored on a scaled score between 200 and 800 with a passing scaled score of 500; the number of questions needed varies by exam form. This portal's practice mock has 200 questions. The NHIE is scored on a scale of 200 to 800 and the passing scaled score is 500. The raw number of correct answers needed is not fixed because different exam forms are equated to the same scale. The PSI bulletin lists a $225 examination fee for each registration. Fees are not refundable or transferable and are forfeited if you do not test within one year of PSI receiving them. The content outline spreads questions across 19 areas; the largest are D1 T5: Electrical Systems (7.0%); D1 T3: Roof Components (6.0%); D1 T4: Structural Components (6.0%). The full list of areas and weights is on the portal exam page. There is no national eligibility rule: each state or jurisdiction that uses the NHIE sets its own education, experience and application requirements.
