Florida CAM Exam Pass Rate, Format & Study Guide

A real reference for anyone preparing for the Community Association Managers Examination — Florida Department of Business and Professional Regulation (DBPR) exam — pass rate, retake policy, how it's scored, and a practical study timeline. This is independent reference content, not a sales page: everything below is sourced from Florida CAM Exam's own certifying body.

What the Florida CAM Exam exam is

The DBPR candidate information booklet (effective March 2024) says the Community Association Manager examination consists of 100 multiple-choice questions on state and federal law for community associations, budgets, meetings, insurance, management skills and maintenance, all weighted equally. Scores are reported as a scaled score and the minimum score needed to pass has been scaled to 75; the exam may include a small number of unidentified pilot questions that are not counted in the score, with additional time allowed. The booklet lists five subject areas with approximate shares of the exam: Law 20 percent, Procedure 25, Budget 25, Insurance 12 and Management and Maintenance 18.

Why it matters

Passing the DBPR examination is part of becoming a licensed community association manager in Florida; the exam tests entry-level knowledge of the laws and practices of association management.

Pass rate

The certifying body does not publicly publish an official pass rate for this exam. Be wary of third-party sites citing a specific number here — treat any pass-rate claim you see elsewhere for this exam as unverified.

If you don't pass — retake policy

The DBPR booklet says a candidate who does not reach the passing score may be reexamined by submitting a reexamination application, with the details sent along with the grade report. Candidates who fail can review the questions they missed within 21 days of the exam at a Pearson VUE center.

How it's scored

DBPR reports the exam as a scaled score and has scaled the minimum passing score to 75. That is not the same as 75 percent of questions correct, so the portal mock shows a percent score only as a rough self-check. Format: 100 multiple-choice questions; the booklet does not give the time allowed, so confirm it when you schedule with Pearson VUE. The portal mock has 100 questions in 120 minutes as a practice pace. No official pass rate is available for this exam, so none is quoted here.
